REALISM HOLEŠOVICE is an urban residential development located in one of Prague’s most attractive districts, Prague 7. Situated on U Měšťanského pivovaru Street within a protected historic urban area, the project responds to the strong residential demand and limited supply of new housing developments in this rapidly evolving neighbourhood.

The project will transform an existing office building into a contemporary residential development comprising 60 apartments across eight above-ground floors. Designed in accordance with the local zoning plan, the development maximises the efficient use of the site while respecting the character of the surrounding urban environment.

The apartments have been designed with a strong focus on efficient layouts and abundant natural light. Despite the building’s north-south orientation, no apartment is exclusively north-facing. Each unit benefits from private outdoor space in the form of a balcony, loggia, or terrace, enhancing both residential appeal and long-term investment value.

The development also includes two underground levels providing 37 parking spaces, private storage units, and technical facilities. The parking layout has been designed to optimise traffic flow and operational efficiency, while each apartment is assigned its own dedicated storage unit.

REALISM HOLEŠOVICE is conceived as a compact urban residential development that combines functional architecture, operational efficiency, and long-term value creation in one of Prague’s most desirable inner-city locations.
