REALISM MODRAVA is a hospitality development located in the centre of Modrava, within the protected area of the Šumava National Park. The location benefits from strong tourism demand, a stable market for accommodation services, and a clearly defined regulatory framework governed by local planning regulations and the architectural guidelines of the Šumava National Park.

The project will replace an existing guesthouse complex with a new development comprising four hospitality buildings and a total of 58 accommodation units. Three buildings are designed with three above-ground floors, while the fourth features two floors with attic-level accommodation. The architectural concept respects the traditional character of Šumava architecture and complies with the strict requirements of the protected landscape area.

The development also includes commercial premises on the ground floors of two buildings facing the public road, intended for a bistro, reception area, and children's club. The buildings are designed with efficient internal layouts, while the three-storey buildings are equipped with elevators. Two buildings include basement levels accommodating technical facilities, a central heating plant, storage units, and dedicated ski and bicycle storage rooms.

The project combines underground and surface parking, providing 20 spaces in an underground garage and an additional 41 outdoor parking spaces. The development is fully connected to public infrastructure networks, while heating and hot water are provided through a central energy system using industrial heat pumps. Rainwater management is based on on-site infiltration, supporting the project's sustainable operation.

REALISM MODRAVA has been designed as a long-term hospitality asset with a strong focus on operational efficiency, environmental responsibility, and sustainable income generation in one of the Czech Republic’s most attractive mountain destinations.
